The 150 Grenfell project has transformed two outdated office buildings into a landmark of sustainability and adaptive reuse. To support the ambitious redesign, existing services, interiors, and the façade were completely removed, and the structural framework was reconfigured. This included eliminating old lift shafts, unifying the floor plates, constructing an additional sixth floor with a centralized plant level, and incorporating cutting-edge innovations throughout.
McConnell Dowell Built Environs played a key role, delivering the project through a construct only model for the core building elements while also taking on a design & construct approach for the curtain wall façade. This integrated approach demonstrates our ability to seamlessly blend construction expertise with innovative design solutions.
Project Requirements
The redevelopment required a highly efficient pre-cooling system capable of integrating with the BMS for seamless control and optimization of the entire HVAC network.
Designed to deliver up to 12,400 L/s of pre-cooled outside air to over 9,300 m² of office space, the system supplies 20°C (adjustable) fresh air into two air handling units.
Striving to become Adelaide’s first Carbon Neutral certified office, the project also aims for:
• 6-Star Green Star certification
• Platinum WELL rating
• 5.5-Star NABERS rating
Key upgrades include energy-efficient glazing, a revitalized lift lobby with oversized video displays, and premium end-of-trip facilities.
Proposed Solution
To address these requirements, the solution proposed and inplemented was the installation of 2 indirect evaporative Climate Wizard CW-80 units intergarded to the AHU and capable
to be used as a stand alone cooling unit and in extreme weather conditions assist as a precooling unit.
Key features of the system included:
• Efficient and Optimal Performance: 2 x CW-80 units were capable of providing stand alone or pre-cooling and ventilation in excess of the requirements.
• High-Performance PLC Controllers: Provided localised control and simplified maintenance while integrating seamlessly with the facility’s Building Management System (BMS), allowing centralised control and optimisation tailored to the facility’s needs.
• Compact design: The CW-80 Series seamlessly fit into the plant room’s limited space, integrating efficiently

150 Grenfell is on track to become Adelaide’s first Carbon Neutral certified office while targeting other accreditations such as 6-Star Green Star certification, Platinum WELL rating and a 5.5-Star NABERS rating.
